Commercial Furniture Glossary — A–Z Industry Terms

The commercial furniture world has its own vocabulary. Whether you're reading a dealer's quote for the first time or reviewing an installation specification, this glossary explains the terms, acronyms, and jargon you'll encounter.

A

Adjustable-Height Desk (Sit-Stand)

A desk whose worksurface can be raised or lowered so the user can alternate between sitting and standing throughout the day. Electric models use a motorized frame; pneumatic and crank versions also exist. Sit-stand desks are one of the most requested items in modern office projects because they support employee wellness and can reduce sedentary health risks.

ANSI/BIFMA

A joint set of testing standards developed by the American National Standards Institute (ANSI) and the Business and Institutional Furniture Manufacturers Association (BIFMA). These standards define how commercial furniture is tested for durability, safety, and structural performance. When a product is "ANSI/BIFMA certified," it has passed rigorous cycle, load, and stability tests that go well beyond residential furniture requirements.

Articulating Keyboard Tray

A keyboard platform that mounts beneath the worksurface and can tilt, swivel, and adjust in height to position the keyboard and mouse at the correct ergonomic angle. Articulating trays help reduce wrist strain and repetitive-stress injuries by allowing users to type with their forearms parallel to the floor and wrists in a neutral position.

B

Benching

A workstation layout style that uses long, shared worksurfaces mounted on minimal frames with little or no vertical panel division between users. Benching is more affordable per seat than panel-based systems and creates a visually open environment, but it offers less acoustic and visual privacy. It is the dominant layout in modern open-plan offices.

BIFMA (Business and Institutional Furniture Manufacturers Association)

The primary trade association for the commercial furniture industry in North America. BIFMA develops performance and sustainability standards, publishes market data, and advocates for the industry. When evaluating furniture quality, look for products that meet BIFMA testing standards — it is the clearest indicator of commercial-grade durability.

Blow Molding

A manufacturing process in which heated plastic is inflated inside a mold to create hollow, lightweight shapes. In commercial furniture, blow molding is commonly used to produce folding table tops and stackable chair seats. Blow-molded products are durable, easy to clean, and cost-effective for high-volume environments like training rooms and cafeterias.

BOMA (Building Owners and Managers Association)

A real estate industry organization that publishes the widely used standard for measuring commercial floor area. BOMA measurements determine the difference between usable and rentable square footage in a building. Understanding BOMA standards matters for furniture buyers because your space plan is based on these measurements, and discrepancies can affect how many workstations actually fit.

Box/Box/File (BBF)

A standard pedestal drawer configuration with two shallow "box" drawers on top (for supplies like pens, notepads, and small items) and one deeper "file" drawer on the bottom (for hanging file folders). BBF pedestals are the most common storage unit paired with desks and workstations in commercial offices.

C

CAD (Computer-Aided Design)

Software used by designers and space planners to create detailed floor plans, furniture layouts, and 3D renderings. In a commercial furniture project, your dealer's design team will produce CAD drawings showing exactly where every workstation, wall, and power connection will go. Reviewing CAD drawings carefully before ordering is one of the most important steps in the buying process.

Cantilever

A structural design in which a surface extends outward from a single support point without a second leg or brace at the far end. In furniture, cantilever construction is common in desk returns, shelf overhangs, and some chair bases. It creates a clean, floating look and provides unobstructed legroom underneath.

Carcase (Carcass)

The structural shell or body of a piece of case furniture — the box itself, before doors, drawers, and hardware are added. In commercial casegoods, the carcase is typically constructed from particleboard or MDF with laminate or veneer applied to the exterior surfaces. Carcase quality determines long-term durability.

Circulation Factor

The percentage of floor space allocated to walkways, aisles, and common pathways in a space plan. A typical circulation factor is 30-40% of total usable square footage. Underestimating circulation is one of the most common planning mistakes — it leads to cramped layouts that feel uncomfortable and may violate fire code egress requirements.

COL (Customer's Own Leather)

A specification option in which the buyer supplies their own leather to the manufacturer for application on a furniture product. Like COM, COL is used when a designer wants a specific leather not available in the manufacturer's standard offering. Leather requires careful yield calculations because hides vary in size and usable area.

COM (Customer's Own Material)

A specification option in which the buyer supplies their own fabric to the manufacturer rather than selecting from the standard textile offering. COM is common when a designer specifies a textile from a third-party mill for brand or aesthetic consistency. You are responsible for ordering the correct yardage, and the manufacturer will apply it during production.

Cubicle

A semi-enclosed workstation created by fabric-covered panels, typically 42 to 67 inches tall, arranged in clusters. Though the term has negative cultural connotations, cubicles remain a practical solution for providing workers with personal space, storage, and acoustic separation in open-plan offices. Modern cubicles are far more flexible and visually appealing than the versions from the 1990s.

D

Daisy Chain (Power)

A wiring method in which electrical power is routed from one workstation to the next in a series, rather than each station having its own independent power connection to the building. Daisy-chaining simplifies installation and reduces the number of floor or wall connections needed. It is standard in most panel-based systems furniture.

Dealer

An authorized reseller who represents one or more furniture manufacturers. Dealers provide a full range of services including design, specification, ordering, delivery, installation, and ongoing warranty support. Most major commercial furniture manufacturers sell exclusively through dealer networks rather than directly to end users.

Demountable Walls

Factory-built, full-height wall partitions that can be installed, relocated, or reconfigured without traditional construction. Unlike drywall, demountable walls are reusable and can be moved as office layouts change. They are popular in modern offices because they offer the privacy of a built room with the flexibility of furniture, and they are typically classified as furniture rather than construction for depreciation purposes.

Depreciation

The reduction in value of an asset over time, recognized as a tax expense. Commercial furniture is typically depreciated over 7 years under IRS guidelines, while leasehold improvements (built-in items) depreciate over the life of the lease. This distinction matters because choosing demountable walls or modular furniture over built-in construction can provide faster tax benefits.

Docking Station

A device or built-in furniture feature that allows a laptop to connect to monitors, power, and peripherals through a single cable. In modern office furniture, integrated docking stations are becoming standard in sit-stand desks and collaborative tables, reducing cable clutter and making it easier for employees to move between workspaces.

E

E-Rate

A federal program that provides discounts on telecommunications and internet infrastructure for eligible schools and libraries. While E-Rate does not directly fund furniture, it can fund technology infrastructure that affects furniture planning — such as network drops, power requirements, and cable pathways that need to integrate with workstation layouts.

Ergonomic

Designed to optimize human comfort, health, and efficiency in the workplace. In commercial furniture, ergonomic features include adjustable chair seat depth, lumbar support, adjustable armrests, sit-stand desks, and monitor arms. True ergonomic furniture allows individual adjustment to fit the specific body dimensions and work habits of each user.

Ethospace

A systems furniture product line manufactured by Herman Miller (now MillerKnoll). Ethospace uses a distinctive steel-frame tile system that allows interchangeable surface materials — fabric, glass, wood, whiteboard — within the same frame. It is one of the most flexible and long-lived panel systems on the market and is commonly found in the pre-owned furniture market.

F

Fair Market Value Lease

A furniture lease structure in which the lessee can purchase the furniture at fair market value at the end of the lease term, return it, or renew the lease. This option typically results in lower monthly payments compared to a $1-buyout lease and is well-suited for companies that expect to refresh their furniture at the end of the term rather than keep it.

FOB (Free On Board)

A shipping term that defines the point at which ownership and risk transfer from the seller to the buyer. "FOB Origin" means the buyer assumes risk once the product leaves the factory; "FOB Destination" means the manufacturer bears risk until delivery. Most commercial furniture quotes are FOB Destination, but always verify — it affects who files freight claims if damage occurs.

Freestanding Furniture

Desks, tables, storage units, and seating that are self-supporting and not attached to walls or panel systems. Freestanding furniture is the simplest category to specify, reconfigure, and move. It contrasts with systems furniture, which consists of interconnected components that depend on each other for structural support.

Full-Height Panels

Workstation panels that extend from the floor to or near the ceiling, typically 80 to 96 inches tall. Full-height panels provide maximum visual and acoustic privacy and can support overhead storage. They create more enclosed workspaces than mid-height panels but reduce sightlines and natural light penetration in the office.

G

Gasket

A rubber, foam, or silicone strip used to seal joints between furniture components, particularly in panel systems and demountable walls. Gaskets prevent light bleed between panels, reduce sound transmission, and create a clean, finished appearance at connection points.

Ghost Chair

A transparent chair made from polycarbonate, originally designed by Philippe Starck for Kartell. The term is sometimes used generically for any clear acrylic or polycarbonate chair. Ghost chairs are popular in hospitality and modern office lobbies because their transparency makes small spaces feel more open.

Greenguard Certified

A product certification indicating that a piece of furniture meets strict chemical emission limits for volatile organic compounds (VOCs). Greenguard Gold is the higher standard, required for environments like schools and healthcare facilities. If indoor air quality is a concern for your project, specifying Greenguard-certified products is a straightforward way to address it.

Grommet

A round or rectangular opening in a worksurface, fitted with a finished trim ring, that allows cables and cords to pass through from the desk top to the area below. Grommets are a basic but essential wire management feature. They keep power cords, monitor cables, and charging cables organized and out of the way.

GSA (General Services Administration)

The U.S. federal agency that manages government procurement, including the GSA Schedule (Multiple Award Schedule) contract program. GSA Schedule contracts offer pre-negotiated pricing on commercial furniture for federal agencies. State and local governments can also access GSA pricing through cooperative purchasing agreements.

H

Hot-Desking

A workplace strategy in which desks are not permanently assigned to individual employees. Workers choose an available desk each day on a first-come, first-served basis. Hot-desking reduces the total number of workstations needed when not all employees are in the office every day, but it requires furniture that adjusts easily and personal storage solutions like lockers.

Hoteling

A managed version of hot-desking in which employees reserve a workspace in advance through a booking system, rather than choosing one on arrival. Hoteling provides more predictability for both employees and facilities teams and is common in organizations with hybrid work policies where the in-office population varies by day.

HPL (High-Pressure Laminate)

A durable surface material made by bonding layers of resin-saturated paper under high heat and pressure, then adhering the result to a substrate like particleboard or MDF. HPL is the industry standard for commercial worksurfaces because it resists scratches, stains, chemicals, and moderate heat. It is available in hundreds of colors and patterns, including convincing wood grain and stone finishes.

Huddle Room

A small meeting room, typically designed for two to six people, intended for quick, informal collaboration or video calls. Huddle rooms have become essential in open-plan offices to give employees a private space for calls and small group work. They typically include a display screen, a small table, and a few chairs.

I

IFMA (International Facility Management Association)

The world's largest professional association for facility managers. IFMA provides education, certifications (such as the CFM — Certified Facility Manager), and research on workplace strategy, space planning, and building operations. Many of the people specifying and purchasing commercial furniture hold IFMA credentials.

Installation

The process of assembling, placing, and connecting furniture in the workspace. Commercial furniture installation is a specialized trade — installers must read CAD drawings, assemble systems furniture components in the correct sequence, connect power, and ensure everything is level and secure. Installation is typically quoted as a separate line item from the furniture itself.

Integrated Power

Electrical outlets, USB charging ports, and data connections built directly into the furniture rather than relying on wall outlets or floor boxes. Integrated power is common in conference tables, benching systems, and collaborative furniture. It reduces the need for extension cords and makes it easy for users to charge devices at their workspace.

J

J-Channel

A narrow, J-shaped metal or plastic trough that mounts beneath a worksurface or along the back of a desk to organize and conceal cables. J-channels are an inexpensive but effective cable management solution. They keep power cords, ethernet cables, and charging cables bundled together and off the floor, creating a cleaner workspace.

K

KD (Knocked Down)

Furniture shipped disassembled in flat-pack cartons, to be assembled on-site. KD shipping is more economical than shipping pre-assembled furniture because it takes up less truck space. Many storage cabinets, bookcases, and tables ship KD. Assembly quality matters — ensure your installer or receiving team follows manufacturer instructions carefully.

Kitting

The process of gathering and grouping all components, hardware, and parts for a specific furniture installation before the installers arrive on-site. Proper kitting ensures that every workstation has all its pieces accounted for, which prevents costly delays during installation. Your dealer should handle kitting as part of their project management process.

Knee Space

The open area beneath a desk or worksurface where a seated user's legs go. ADA (Americans with Disabilities Act) guidelines require a minimum knee space of 27 inches high, 30 inches wide, and 19 inches deep for accessible workstations. Even for non-accessible stations, adequate knee space is essential for user comfort.

L

Laminate

A synthetic surface material bonded to a substrate (usually particleboard or MDF) to create durable, finished worksurfaces. High-pressure laminate (HPL) is the commercial standard. Laminate is available in hundreds of colors, patterns, and textures, and it is significantly more affordable and durable for daily commercial use than solid wood.

Lateral File

A wide, low file cabinet in which folders are stored side by side, running left to right (as opposed to front to back in a vertical file). Lateral files are the standard in commercial offices because they fit under worksurfaces, double as credenzas, and can accommodate both letter and legal-size folders. Common configurations are two, three, or five drawers.

Lead Time

The number of weeks between when an order is placed with the manufacturer and when the furniture is ready for delivery. Standard lead times range from 4 to 12 weeks depending on the manufacturer, product complexity, and finish selections. Custom finishes, COM/COL orders, and high-demand periods can extend lead times further. Always confirm lead times before committing to a project schedule.

LEED (Leadership in Energy and Environmental Design)

A green building certification program administered by the U.S. Green Building Council. While LEED certifies buildings rather than individual furniture products, the furniture you select can contribute points toward a LEED certification — particularly through low-emitting materials, recycled content, and products from manufacturers with sustainable practices.

Liquidation

The process of selling off existing furniture — often at steep discounts — when a company moves, downsizes, or upgrades. Liquidated furniture can represent excellent value for buyers willing to work with pre-owned inventory. Furniture dealers, including The Modern Workspace, offer liquidation services that include inventory assessment, pricing, removal, and resale.

List Price

The manufacturer's published retail price for a product, before any discounts. In commercial furniture, virtually no one pays list price. Dealers negotiate discount percentages off list based on their relationship with the manufacturer, the size of the order, and market conditions. Net price (what you actually pay) is typically 30-65% below list.

Load Capacity

The maximum weight a piece of furniture is rated to support safely. Load capacity is critical for shelving, filing cabinets, and sit-stand desks. Always check manufacturer specifications — overloading furniture voids the warranty and creates safety hazards. Sit-stand desks typically have load capacities between 150 and 350 pounds.

M

Manufacturer's Rep

A salesperson employed by or contracted with a furniture manufacturer to support dealers within a geographic territory. Reps provide product training, help with complex specifications, arrange showroom visits, and sometimes negotiate special pricing. Building a relationship with your manufacturer's rep through your dealer can be valuable for large or complicated projects.

Millwork

Custom-built cabinetry, paneling, shelving, and architectural woodwork fabricated to specific dimensions for a particular space. Millwork is permanently installed and considered a leasehold improvement, not furniture. It is more expensive than modular furniture but provides a built-in, custom appearance for reception areas, executive offices, and conference rooms.

Mock-Up

A physical sample workstation or furniture configuration set up for review before a full order is placed. Mock-ups allow stakeholders to evaluate dimensions, finishes, ergonomics, and aesthetics in person. For large projects, requesting a mock-up from your dealer is strongly recommended — it is much easier to make changes before 200 workstations are built.

Modular Furniture

Furniture designed as interchangeable components that can be combined, reconfigured, and expanded in multiple arrangements. Systems furniture, modular lounge seating, and configurable storage are all examples. Modular design provides long-term flexibility because you can adapt your furniture layout as your organization grows or changes.

MOQ (Minimum Order Quantity)

The smallest number of units a manufacturer will accept in a single order. MOQs are common for custom finishes, special textiles, and some ancillary products. If your project falls below the MOQ, you may need to choose standard options instead or pay a small-order surcharge.

N

Nesting Chair/Table

A chair or table designed so that multiple units can be nested together — stacked or interlocked in a compact formation — for storage when not in use. Nesting furniture is ideal for training rooms, conference centers, and multi-purpose spaces where the room layout changes frequently.

Net Price

The actual price a buyer pays after all discounts have been applied to the manufacturer's list price. In commercial furniture, net price is what matters on your budget. Always ask your dealer to show both list and net pricing so you can compare quotes from different sources on an apples-to-apples basis.

Noise Reduction Coefficient (NRC)

A single-number rating that measures how much sound a surface absorbs, on a scale from 0 (perfectly reflective) to 1 (perfectly absorptive). In furniture, NRC is most relevant for fabric-covered panels, acoustic screens, and ceiling tiles. An NRC of 0.70 or higher is considered good absorption and helps reduce ambient noise in open-plan offices.

O

OEM (Original Equipment Manufacturer)

A company that manufactures components or products that are then sold under another company's brand. In the furniture industry, many smaller brands source frames, mechanisms, or textiles from OEM suppliers. Understanding the OEM behind a product can help you evaluate quality and compare seemingly different products that may share the same components.

Open Line (Fabric)

A textile manufacturer whose fabrics are available through any furniture dealer, as opposed to exclusive lines only available through specific manufacturers. Designtex, Maharam, and Knoll Textiles are major open-line fabric sources. Specifying open-line fabrics gives you more design options but requires coordination with your furniture manufacturer for COM application.

Open Office

A workspace layout with minimal or no floor-to-ceiling partitions, where employees work at shared tables, benching systems, or low-panel workstations in a communal environment. Open offices maximize density and collaboration but can suffer from noise and distraction issues. Successful open-office designs balance open areas with private focus rooms, phone booths, and huddle spaces.

P

Panel System

A type of systems furniture in which vertical fabric-covered or hard-surface panels form the structural framework for workstations. Worksurfaces, storage, and accessories hang from or connect to the panels. Panel systems provide integrated power distribution, acoustic separation, and visual privacy. Major panel systems include Steelcase Answer, Herman Miller Canvas, and Haworth Compose.

Pedestal

A mobile or fixed storage cabinet that sits under or beside a desk, containing a combination of box drawers and file drawers. Mobile pedestals roll on casters and can be shared or moved between workstations. Fixed pedestals are attached directly to the desk frame. The most common configuration is box/box/file (BBF).

Pneumatic Cylinder

A gas-filled mechanism used to raise and lower chair seats, monitor arms, and some height-adjustable desk columns. In task chairs, the pneumatic cylinder is the component you activate with the height-adjustment lever. Cylinders have a limited lifespan and are a common replacement part — they are typically inexpensive and straightforward to swap out.

Pre-Owned / Refurbished

Furniture that has been previously used and is being resold. "Pre-owned" means sold in its current condition with cleaning but no component replacement. "Refurbished" means the product has been restored — reupholstered, repainted, with worn parts replaced — to like-new condition. Pre-owned and refurbished furniture can save buyers 40-70% compared to new and is a sustainable purchasing choice.

Punch List

A documented list of incomplete, damaged, or incorrect items identified during a post-installation walkthrough. Your dealer or installer is responsible for resolving punch-list items, typically within an agreed-upon timeframe. Conducting a thorough walkthrough and creating a detailed punch list is essential to ensuring your project is completed to standard.

Q

Quick Ship

A manufacturer program that offers select products in standard finishes with accelerated lead times, typically 5 to 10 business days instead of the standard 4 to 12 weeks. Quick-ship selection is limited to popular models and finishes, but it is invaluable for fast-track projects, emergency replacements, or filling gaps when the rest of an order is on a longer timeline.

R

Reconfiguration

The process of disassembling and reassembling existing systems furniture into a new layout. Reconfiguration is more cost-effective than buying new when you already own compatible components and just need a different arrangement. Your dealer can inventory your existing furniture, design a new layout, and handle the physical reconfiguration.

Refurbishment

The process of restoring used furniture to like-new condition through cleaning, reupholstering, repainting, and replacing worn components such as casters, arm pads, and pneumatic cylinders. Refurbishment extends the useful life of quality furniture by years and costs a fraction of buying new. It is also an environmentally responsible alternative to disposing of old furniture.

Reupholstery

The process of removing existing fabric or leather from a piece of furniture and applying new material. Reupholstery is a cost-effective way to update the appearance of chairs, lounge seating, and panel fabric without replacing the entire piece. Quality commercial furniture is designed to be reupholstered multiple times over its lifespan.

RFP (Request for Proposal)

A formal document issued by a buyer inviting furniture dealers to submit proposals for a project. An RFP typically includes project scope, timelines, budget parameters, and evaluation criteria. Issuing an RFP ensures you receive comparable, competitive proposals and gives you a structured framework for evaluating dealers side by side.

RSF (Rentable Square Feet)

The total square footage a tenant pays rent on, which includes both the usable area and a proportional share of common building areas (lobbies, hallways, restrooms). RSF is always larger than usable square footage. When planning furniture, always work from USF (usable square feet), not RSF — otherwise your space plan will overestimate how much furniture fits.

S

Slab End

A solid, full-height panel used as the side support for a desk or table, as opposed to legs. Slab-end desks have a substantial, built-in appearance and offer more structural rigidity. They are common in executive casegoods and conference furniture where a heavier aesthetic is desired.

Space Planning

The process of analyzing an organization's needs and designing the physical layout of furniture, equipment, and circulation paths within a given space. Good space planning balances density, privacy, collaboration, accessibility, and building-code compliance. Your dealer's design team typically provides space planning as part of the furniture procurement process.

Stacking Chair

A chair designed so that multiple units can be stacked vertically on top of one another for compact storage. Stacking chairs are standard in training rooms, conference centers, cafeterias, and event spaces. Look for stacking chairs rated for BIFMA commercial use — residential-grade stacking chairs will not hold up to daily commercial use.

STC (Sound Transmission Class)

A single-number rating that measures how well a wall, panel, or partition blocks airborne sound from passing through it. Higher STC values mean better sound blocking. An STC of 25 is typical for standard workstation panels; STC 40+ is needed for panels providing meaningful speech privacy. STC is especially important when specifying demountable walls and high-panel workstations.

Steelcase

The world's largest commercial furniture manufacturer, headquartered in Grand Rapids, Michigan. Steelcase produces systems furniture, seating, storage, and architectural products under the Steelcase, Coalesse, Turnstone, and other sub-brands. As a "closed line" manufacturer, Steelcase sells exclusively through authorized dealer partners.

Sustainability

In commercial furniture, sustainability refers to practices that minimize environmental impact — using recycled and recyclable materials, reducing VOC emissions, extending product lifespan through refurbishment, and maintaining responsible manufacturing processes. Look for certifications like Greenguard, BIFMA LEVEL, Cradle to Cradle, and SCS Indoor Advantage when sustainability is a project priority.

Systems Furniture

Modular workstation components — panels, worksurfaces, storage, power distribution, and accessories — designed to connect together in configurable layouts. Systems furniture is the backbone of most large commercial office installations. The key advantage is flexibility: individual components can be added, removed, or reconfigured without replacing the entire system.

T

Tackable Surface

A panel or wall surface that accepts pushpins and tacks for posting notes, papers, and other items. Tackable surfaces are typically made from fabric-wrapped cork or fiber substrates. They are a practical feature in workstation panels, giving users a personal pinboard without damaging the panel structure.

Task Chair

An adjustable desk chair designed for extended periods of seated work. Task chairs feature adjustable seat height, back tilt, and usually armrests, lumbar support, and seat depth. They are the primary seating type in offices and range from basic models under $300 to high-performance ergonomic chairs over $1,500. Choosing the right task chair is one of the most impactful decisions in any office furniture project.

Task Light

A desk lamp or under-cabinet light that provides focused illumination for the immediate work area. Task lighting supplements overhead ambient lighting and is especially important in open-plan offices where general lighting may be dimmer to reduce glare on screens. LED task lights with adjustable brightness and color temperature are now the standard.

Test Fit

A preliminary space plan created to determine how many workstations, offices, and meeting rooms can fit within a specific floor plate. Test fits are typically done during the real estate evaluation process, before a lease is signed, to confirm that a space can accommodate the organization's headcount and adjacency requirements.

Tile-Based Panels

A panel system that uses a metal frame with interchangeable surface tiles — fabric, glass, whiteboard, wood veneer, or tackable material. Tile-based systems like Herman Miller Ethospace and Steelcase Montage allow users to customize the look and function of each panel section. Individual tiles can be swapped out without disassembling the entire workstation.

U

U-Shaped Desk

A desk configuration that combines a primary worksurface, a bridge, and a credenza or return to form a U shape, providing the maximum amount of usable work area in a single workstation. U-shaped desks are common in private offices and executive suites where ample surface area for spreading out documents and equipment is needed.

Understructure

The frame, legs, and support components beneath a worksurface. In systems furniture, the understructure connects to panels and supports hanging worksurfaces. In freestanding desks, it includes the legs, modesty panel, and any cross-bracing. The quality of the understructure determines stability, weight capacity, and long-term durability.

Upholstery

The fabric, leather, or vinyl covering applied to seating, panels, and other padded furniture surfaces. Commercial upholstery must meet higher durability standards than residential — measured in "double rubs" (the Wyzenbeek abrasion test). Office-grade fabric should rate at least 30,000 double rubs; heavy-use applications like healthcare and education require 100,000 or more.

USF (Usable Square Feet)

The actual floor area within the walls of your leased space that you can furnish and occupy, excluding common building areas. USF is always smaller than RSF (rentable square feet). Always base your furniture space plan on USF to get an accurate count of how many workstations, offices, and meeting rooms will fit.

Veneer

A thin slice of real wood (typically 1/42 to 1/16 inch thick) adhered to a substrate such as particleboard, MDF, or plywood. Veneer gives the appearance and tactile quality of solid wood at a lower cost and with greater dimensional stability — solid wood is prone to warping and cracking in climate-controlled offices. Veneer is common in executive casegoods and conference tables.

Visitor Chair

A chair designed for guest seating in offices, lobbies, and waiting areas. Visitor chairs are typically simpler and less adjustable than task chairs since occupants sit for shorter periods. They come in side-chair, sled-base, and cantilever styles and are often selected to complement the design aesthetic of the space rather than prioritize ergonomic adjustment.

VOC (Volatile Organic Compounds)

Chemical compounds released as gases from certain materials, including adhesives, finishes, foams, and fabrics used in furniture manufacturing. VOCs can cause headaches, respiratory irritation, and other health effects, especially in poorly ventilated spaces. Specifying low-VOC or Greenguard-certified furniture helps maintain healthy indoor air quality.

W

Waterfall Edge

A worksurface edge profile that curves gently downward at the front, rather than ending in a sharp 90-degree angle. Waterfall edges reduce pressure on the underside of the user's forearms and wrists, improving comfort during extended desk work. They are a desirable ergonomic feature in task-intensive workstations.

Wire Management

The system of channels, trays, grommets, and clips used to route and organize electrical and data cables within and around furniture. Good wire management keeps cables hidden, prevents trip hazards, and makes it easier to add or remove devices. It is one of the most overlooked but practically important aspects of any furniture specification.

Workstation

The individual workspace assigned to (or used by) one employee, including the desk or worksurface, storage, seating, and accessories. In commercial furniture, "workstation" typically refers to a defined position within a systems-furniture or benching layout, as opposed to a freestanding desk in a private office.

Worksurface

The flat, horizontal surface of a desk or table where work is performed. Commercial worksurfaces are typically made from particleboard or MDF core with HPL (laminate) or veneer applied to the top and edges. Standard worksurface depths are 24 or 30 inches; widths range from 36 to 72 inches depending on the workstation type.

X

Xenon Lighting (Task)

A type of under-cabinet or task light that uses xenon gas-filled bulbs to produce a warm, natural-color light. Xenon task lights were popular in high-end executive furniture installations for their superior color rendering compared to fluorescent alternatives. LED technology has largely replaced xenon in new installations due to lower energy consumption and longer lifespan, but xenon fixtures are still found in many existing offices.

Z

Zero-Clearance Hinge

A door hinge designed to allow a cabinet door to open a full 180 degrees without requiring any clearance space beside the cabinet. Zero-clearance hinges are essential when cabinets are installed in tight quarters, against walls, or side by side in storage rooms. They ensure full access to cabinet contents even in constrained layouts.
